Stamm Development Group

I do not recommend living at Germantown Square or signing any lease with Stamm Development Group. The construction of this building was rushed and left all tenants with multiple maintenance issues. I lived in Unit 200. This unit has had sewer gases releasing from the bathroom drains since I moved in. They say it's a "mystery," but from what I've learned from neighbors, it seems Stamm built this apartment complex on a sewage hub for the neighborhood, one that needs repairs. The basement has flooded 3 times. The brand new elevator has left tenants locked inside for hours. The "green roof" is nonexistent. Further, when faced with a pandemic and paying twice as much as any other tenant would be in this area, Stamm only sent a $25 gift card. No other support or even a sympathetic email. When we expressed concerns with the safety of the building, we usually got responses from Stamm that were offensive and only meant to shield from liability. There is no genuine support from Stamm. Most of the tenants we know are leaving. Some, like us, are breaking their lease early just because of how miserable they are. Germantown Square is not as advertised. For example, many of the amenities that are listed on the website are nonexistent (dog washing station) or do not work. Save yourself the time and hassle. Look elsewhere.

Stamm in Philadelphia stands for absolute inequality . I signed a lease with Stamm and Wrote them a check for First months rent, last months rent, and security deposit plus a pet fee which totaled over $6000. After two weeks time, and FOUR WEEKS before my move-in date, my employment situation had changed. I called and asked for a refund—, even a partial refund—- and they denied me. Michael Stamm sent me an email threatening to counter sue me for advertising fees. Total abuse of power and a tell tale sign of terrible business practice. I lost the entirety of my money which was never used. I’m just a working man, and this really set me back. I’m still recovering from it. This is the type of man you are dealing with. Just pure wrong, Stamm.

Anna was super helpful and efficient with the leasing process. She was able to answer all of my questions correctly and quickly. I have had some issues with connectivity to different utilities, but the building is still new. Thank you Anna!

I've decided to transition from having a roommate to living alone but with my high standards and low budget, I knew it would be a struggle to find a place, especially in Maryland where I currently reside. I decided to look for places in different states across the east coast, but after months of driving back and forth to view units, I still couldn't find a place that felt like home. By the time I came across SDG properties, I was exhausted and anxious to secure a spot before the end of my current lease. I saw one of their beautiful properties online and sent them an email on President's Day. I received a call back the same day despite it being a holiday and set up a FaceTime tour for the next day. I had already applied for another property in Philly for which I was denied due to not meeting their credit requirements. They didn't offer me the chance to use a cosigner, in fact, they almost made me feel like I didn't belong there despite the fact that I meet every other one of their requirements. Elizabeth at SDG, however, assured me that they'd be willing to work with me, and that they did. She's not only been patient with me, but very quick to respond. President's Day was 3 days ago; I just signed my lease today. The whole process was quick, and efficient, and lovely, and I can't wait to move in.

All these reviews of great to work for. Haaa, well news flash—they are horrible to rent from. Who in the world has $100 late fee for 1st day late(no grace period mind you) & $50 each day there after. Wtfff-who does this to tenants? I have lived many places none like Stamm. Also They want 1st, last month & security deposit. Unheard of before to me.. e en in a pandemic they will NOT budge to help any of their tenants, give you a simple oh well in emails to you. I have to break my lease due to job transfer out of my control. No help no sympathy & I am a front line worker in the covid-19 fight. Well that’s the breaks I was basically told. I have to forfeit my last month rent & pay a term fee (2 mos rent) so basically they get $4500 of money I don’t have. Yeah they are amazing aren’t they??

The help that Stamm Development Group has provided, specifically a gentleman by the name of Jarred, has been great and we have only been at the Cornerstone for a couple of days. It is good to know we have someone who cares about their tenants.

Anna was so helpful with our virtual tour. She was super friendly, took her time to answer all of our questions, and even showed us 3 different options. At no point did we feel pressured or rushed to make a decision. She really went above and beyond to make this a positive experience. Thank you!
